Before 2017 comes to a close, we will open our first for-sale residential property on Grand Cayman, The Residences at Seafire, 62 luxury, design-led homes on the acclaimed Seven Mile Beach.
The Residences at Seafire are not your average Caribbean condo. Together with our sister company Decco/Dart Development, we have defied conventional condo design to deliver a residence with a fresh approach, a homey feel and a space with everyday functionality.

1| Floorplans + Features to Suit Your Life
While the average Seven Mile Beach condo is limited to a two-bed, two-bath layout, there are 17 floorplans to choose from at The Residences. Homes range from comfortable studio units to expansive five-bedroom, four-and-a-half-bath penthouse suites on the eighth, ninth and tenth floors.
With an eye for interior functionality, we carefully considered what a high-net-worth individual and family would expect from a luxury residence in Grand Cayman – then we raised the bar to incorporate features and amenities they didn’t realise they needed.
First, we considered the owner’s experience when returning home and wanted to ensure it was as easy and stress-free as possible, so we built a dedicated understorey parking bay with elevators that deliver you to your doorstep and we included valet parking as a built-in service.
And because this is home, we added the ‘creature comforts’ of any single dwelling home: a full laundry room with side-by-side front-load washer and dryer, walk-in closets with built-in cabinetry, soft close kitchen drawers, a gas-powered range, on-demand water heater and solar-powered electricity. In addition to the Sub-Zero refrigerators standard throughout each residence, a select few also have an additional low-level fridge drawer for stowing kids’ cold snacks and juices or to act as a stand-alone chiller for beer and coolers.
Living space is extended to the outdoors in select suites with the installation of NanaWall’s® folding glass doors so you can invite more friends over for intimate gatherings or for just enjoying a bit more of the natural sea breeze.
2| Amenities, Amenities, Amenities
Sharing a backyard roughly the size of six football fields with the Kimpton Seafire Resort + Spa has its benefits. Just outside the Residence Lobby is the resort’s luxury spa, fitness centre, three restaurants, an oceanfront bar, a pool-side bar and a generous garden with native trees and flora from Dart’s nursery. A boardwalk that hugs the west coast of Grand Cayman can also be explored via foot or atop a PUBLIC© beach cruiser, and residents may wander through the Library and resort lobby to learn more about Cayman’s culture and heritage.
Should you ever need to bring your business home, meeting and private event spaces are available for booking, as are event management and catering services to simplify the entire process, start to finish.
Restricted to owners, however, is a second pool with a personal bar, a devoted Residences concierge team to tend to your every need and the chefs at Seafire to cater informal gatherings, holiday feasts or dinner for two. Throw a big-city-inspired rooftop soirée atop the exclusive 3,500-square-foot terrace, The Nest, overlooking the entire resort-residence grounds and Seven Mile Beach, an event backdrop few can claim.
3| Views Beyond the Beach
Waterfront property in Grand Cayman – particularly on Seven Mile Beach – is always in high demand. Depending on the orientation of the condo building or buildings, most usually have at least a partial view of Seven Mile Beach with a select number directly overlooking the coast. But we wanted to do things a little differently with The Residences at Seafire.
The building design was strategically and thoughtfully approached with careful planning of the 12-acre property site to ensure every residence has a view of the beach. Further, many of the homes also have panoramas of Northwest Point and Barkers Beach, located on the west and east tips of West Bay, as well as the North Sound – a mangrove-protected quay – and Hog Sty Bay in George Town, where more than 500 cruise ships visit each year.

Living in Grand Cayman, or any island for that matter, might conjure images of tropical prints and rattan furniture, but this isn’t the case at The Residences. Model homes are furnished with sleek, modern furnishes in hues of warm wood tones or cool stone finishes.

Optional “elegant island living” custom furniture packages are also available from the award-winning design team at the Cayman-based Design Studio.
5| Responsible Living
Few resort-residential properties in the Caribbean can testify to their commitment to sustainable design. The Residences at Seafire and the Kimpton Seafire Resort + Spa are one of the first such properties, achieving a LEED© Silver rating.
Owners at The Residences can live ecologically aware of their reduced carbon footprint through several green initiatives used throughout construction and implemented in the finished product. Geothermal air conditioning allows for the most efficient ground-source air conditioning system in the Cayman Islands, where cooling systems are a must due to 85-degree-Fahrenheit year-round temps.
LED bulbs are used exclusively in and around the residences and resort, and 469 SunPower panels provide an impressive 143-thousand Watt supply of energy. The Residences is also the first Seven Mile Beach condominium to introduce gas ranges, further minimising energy consumption.
On occasion, it rains in paradise so we decided to take advantage of Mother Nature; several large cisterns were installed on-site to collect the rain water that irrigates the property’s grounds.
